heehee....I'm back! It seems the state government has screwed up.

I didn't "heehee" at that, just at the thought of a couple of you thinking, "Crap!....he's back again!"

See what happens when the government gets too involved? (I think I might have mentioned that before.)

I'm afraid that's just the beginning. I believe that wholesale will survive but I also agree that many large banks will "cut off their noses". Brokers will migrate more to regional lenders who know the value of the broker. Something we've already done.

However, there are alot of small brokers that will not survive not just because of the current market but because of the government interference coming down the road both federal and state. The rash of overregulation that is to come will drive these brokers out of business not because they don't/won't want to comply but because they won't be able to keep up with all of the new regulations and that they won't be able to compete.

Driving the bad broker's is good for the customers and good brokers.
Driving the good broker's out of business because some so called "consumer advocate" who put more money on the table (or under), was at the right (or wrong) place at the right time is bad.

I'm not saying that's what happened or will happen but loan originators are the only one's affected by human nature.

There are a lot of interesting things happening in the banking world. You probably already heard it, but the SEC and FASB is trying to change Rule 140 and basically force all loans back on balance sheet. Effectively killing the securitization market.

Wow, this is an interesting development, a shareholder lawsuit to hold some Countrywide executives accountable, THAT is interesting!

There are some good points in the article about why the court is pursuing the complaint...I hope that the plaintiffs are sucessful in their lawsuit.

Mike, while I dont know any contractors down there at this point
I would suggest a survey company to look at the home before you
buy. the costs for it very but chances are good you can get it done for around $500.00.

Houses of that age are wonderful homes in most cases & if you
have a asbestos survey done (or ask the owner for one) you
will find out what you are facing.

Then get on your computer and look up a local remodel company
and ask who they recommend. a pro will know of at least one good company that has a great track record for what you need done.

he can then put you in the ballpark simply by having him give you
a bid off the survey. you are not bound to anything but you can
then budget what you would like to do to the home. (if anything.)

Good luck with your photos - just remember to put the toilet lid down! :)

Just kidding, but that is my numero uno, biggest complaint with realtor photos. For crying out loud people - PUT THE TOILET LID DOWN! (yes, I'm yelling)

Nice hardscape - good feel. Good luck with your listing!

And now, I too, have Sunny Days in my head. :)

Brenda,

I don't have any experience with manufactured homes. My sister Nikki had one in Langhorne, PA many years ago as her first home.

Are there others for sale in your park? Have any sold while yours did not? Sounds like people did buy in other places, so it would seem price is an issue. Are you priced higher than any have sold for since September? Going back before September to determine price is not a good idea.

Sorry I can't be more helpful. Do you have a link to your online presentation? Maybe if we could see that we could offer some suggestions.

Hi ARDELL, have you noticed how mild the temp is today? Even with with the cloud cover, it does not feel cold. There is warm air moving up from California and it's coming tomorrow! Have fun on your photo day. :-)
