Commission double-take
Ok, for those of you thinking from the title that I’ll be going back to the subject of dual agency and taking a seller and selling side of a commission this is about something else. What I’ve got a question about as well as a big concern right now is that I just got [...]

Condos off to a busy start
(Editor’s Note: Today is another great day as I get to introduce Matt Goyer as the newest contributor to RCG. I’ve been following Matt’s Urbnlivn website for quite a while and I’ve always been impressed. With urbnlivn, Matt has managed to collect, organize and republish an incredible amount of local condo [...]

Future of Realtor Associations
Last week, I did a presentation to the leadership group of a large local Realtor Association and MLS entitled “The Future of the Realtor Association and MLS”. While sitting at the airport waiting for my flight, I read Inman’s blog post regarding the relevance of Realtors. As I contemplated the responses and my recent presentation, [...]

No Public MLS Site?
I just received an email that says, “San Francisco, CA - December 1, 2006 - The San Francisco Association of Realtors will remove public access to its MLS site as of January 1, 2007.”
It’s actually an advertisement of some kind suggesting that without the Public Access Site provided by the MLS, every broker will need [...]

Photos that tell you something
Further to Galen’s post on photos, I like shots that tell you something. We have a 15 photo max, so that usually leaves room for more than just the obvious. Photo number one MUST be an EXTERIOR shot, per mls rules. And NO PEOPLE allowed. They seem to be Ok with pets…until [...]

Is Trulia totally clueless?
In a post I’ve been meaning to blog about, Trulia asks Is the MLS Totally Clueless? Why is “the MLS” totally clueless (they mean all 1,000+ MLS systems)? According to Trulia, because they don’t allow For Sale By Owner properties to be shown alongside MLS listings. (Is Trulia right, is this dumb? [...]

The Battle of the MLS
What a strange and wonderful industry you have here…
I was reading Trulia Blogs’s Is the MLS Totally Clueless? and Greg Swann’s Cute little Trulia pleads, “Can’t we share the hate?!?” blog postings, I have one thing to say… “You’re both right!”
I see myself as being an arms dealer or mercenary for brokers & agents. I’m [...]

“I am Tiger Woods”
When I was at Inman, I believe it was Dottie Herman (although I realize that Altos Research attributes the quote to Burke Smith) who said “Technology won’t replace agents, agents with technology will replace agents“. Regardless of the source, it’s a great quote! That remark struck a chord with me. Except there’s one small problem… [...]

“Frank”-speak on “broads” and the mls’ lame 24 hour rule
This broad is lonely. You know, the kind of lonely that just has to be scratched…like an itch. So she says to me, she says, Frank, I just gotta get out there and get a man, and she starts putting on her coat. I say Whoa there…hold up, Babe. You [...]

Zillow vs. “average” agent
When I wrote my “Baby Takes a Bow” piece which took about 30 seconds, I knew I was opening Pandora’s Box, and would have to back up my one liners with some extensive writing on each topic outlined therein.
My definition of Pandora’s Box is the one one that attributes “the box” to a “woman’s womb” [...]
